foundation repair for Kansas City
June 8, 2021

There are so many factors that affect your home’s value. You have some control over many of them, though there are a few that you can’t change. If you’re looking at selling your Kansas City home, here’s what you should know.

1. Your Location

One of the top predictors of your home’s value is its location. If it is close to good schools, stores that people like to shop at, public transportation, and more, then it will be more valuable. In addition, having a home that’s located in certain areas of town will automatically make it more valuable than homes in other locations.

2. The Amount of Usable Space

The square footage of the home matters, as does the amount of space that people could potentially use. The more usable space, the more valuable the home.

If you’re looking to increase the amount of usable space in your house, consider basement refinishing or basement waterproofing in Kansas City. Waterproofing may be your best bet, as you can get up to a 400% return on your investment when it comes to value added to your home.

3. The Home’s Condition

You’ll want to make sure that your home is in great condition if you want to get top dollar for it. Making significant repairs, like fixing a cracked foundation in Kansas City, could help keep that price up.

If you need foundation repair in Kansas City, contact us at KC Waterproofing and Foundation Repair today to make sure the repair is done right.

4. Potential for Renovation

Potential buyers may also be looking for a home that they can renovate so that it meets their high standards. These buyers may pay more attention to things like the home’s foundation in Kansas City, to ensure that they’ll be able to make the house into exactly what they want it to be.

If you’re aiming for the renovation market, consider basement waterproofing in Kansas City, too. This makes the basement ready to renovate without assuming that you know what potential buyers will want to do with the space.

5. The Age and Condition of the Home

Homes that are newer and in good condition are worth more than those that are older or that are not well-kept. This is because some parts of the home will deteriorate over time. If you own an older home, make sure you check the foundation in Kansas City before you put the home on the market.

If you find that you have a cracked foundation in Kansas City, fix it before you try to sell your home. It can be a significant investment but then your home will be able to achieve its optimal resale value.

If you need help getting your home ready to sell because you need a foundation repair in Kansas City or require basement waterproofing, reach out to us at KC Waterproofing and Foundation Repair today. We’ll get you the solutions you need so you can get the price you want for your house.

Mario was very prompt and personal. He completed the repair and asked us to review his work. We are very pleased with Mario’s performance
Fast and good!
A sump pump was installed very quickly.
Gerry and Davan were excellent. They protected the house and basement from extra dust and just going in and out to get the tools.
Digging up the yard to install the pipe...they replaced the sod and cleared the extra yard waste. Also they were very friendly with our dog.

Gerry, Davan, and Mario came to check the new installed sump pump. Made sure everything was working.
I'd give everyone 10 stars if I could!!!!
Quick response and quick estimate. Enjoyed everything so far.

Work performed was excellent. Jesse was very thorough and did a great job explaining everything during the work
Jesse, Keith, and Trenton did a great job. I'm very proud of the quality of work that they did on both projects and would highly recommend them as your team if you were to have any work done.
the guys came in and very polite and professional and got the job done
Excellent service and work! I’ve worked with KC Waterproofing and Foundation Repair twice now (for foundation work and most recently window well/waterproofing work). I have been satisfied with their work both times. Always easy to schedule and Recently Riley helped with a quote and was not pushy about moving forward; which was my experience a few years ago too. They don’t take up hours of time to give a quote which I appreciate. The team that did the recent work (main contact was Schuyler) were easy to work with and talk too, very kind. You can tell this group of people works together and works together well. They had a lot of hand digging and they did it very quickly. When an unexpected issue arose (removing some sidewalk) Schuyler laid out the what/why/how plainly in an easy to understand way. They did replace the sidewalk concrete. It was a big job and they got it done in a day and a half and were in high spirits throughout. They cleaned up a lot after the project too, which is appreciated. Schuyler did a final walk-through and answered any questions I had. Pricing was good too, I got another quote that was astronomical for pricing and the other company wasted 3 hours of my time to provide a quote. If I need anything in the future I won’t bother with a second quote as I’ve always had excellent experiences with KC Waterproofing. The support staff is very kind and helpful too, as well as prompt. Overall, excellent experiences; highly recommend!
Mario fixed a crack in my foundation. Great work and super nice guy?
Jesse and his crew did a great job on our basement! Every step of the process from day one and the walk through with Hal, to the final minute, it was an A+ experience. They were professional, communicative, and took pride in their work. I highly recommend KC Waterproofing to anyone who’s looking for waterproofing solutions for their basement.
